LED has currently a 30-floor tower that will contain a live, work, play style environment featuring luxury residential and vacation condominiums with full-service amenities in an eco-friendly environment. This tower will mark as the prototype for LED to developed in other cities around the world. Additional income and real estate components will vary depending on location and market depend. Some of these major assets to the tower(s) will include the luxury hotel, entertainment, gaming/casino, rooftop outdoor attraction, exclusive vacation income producing and for sale units, convention & meeting space center, office spaces & retail shops or mall, health & spa facilities, nightlife and restaurant dining operations. Some of our towers will have top strategic partners in the development and final built product per location. Timeline to build is 24 to 48 months per location depending on variances, size and development entitlements.
Besides our vision to dot the globe and build several World Towers in demand regions, LED also has the appetite to acquire existing income producing apartment and condominium communities in key market locations with a minimum 250 units + per location for proper consideration. These communities can be rental income and individual units “for sale” type communities. In this format, we will also maintain, operate and manage the property asset and HOA as needed. Thus creating a multi-level of income streams in our real estate division. Exit & Growth Strategies can be from reposition, resale, redevelop or hold asset as a cash infusion for long-term income source into our company’s portfolio.
